Rikal Stay — Terms & Conditions (Owners & Guests)

Introduction

Welcome to Rikal. We are pleased to provide you with quality accommodation services through our online platform. By accessing our website and booking a stay with us, you agree to the following terms and conditions. These terms are governed by the laws and regulations of the Kingdom of Saudi Arabia and are designed to protect both you (the guest) and us (the service provider), so that everyone can enjoy a safe and pleasant experience.

Payment and Security Deposit

Security Deposit: In addition to the rental amount, a refundable security deposit equal to 10% of the total rental value is required. This deposit is collected to cover any potential damage, missing items, or extra charges (for example, excessive cleaning fees) that might arise during or after your stay. The security deposit will be held separately and will be fully refunded to you after your stay, provided that the property is returned in the same condition as it was at check-in (normal wear and tear is expected and will not be charged).
Payment: To confirm your reservation, you must pay the full rental amount specified for your booking. All payments are due in advance and can be made through our website using accepted payment methods (such as credit cards or other electronic payments). All charges are processed in Saudi Arabian Riyals (SAR). Once the payment is received, your booking will be secured and confirmed.

Refund of Deposit: After you check out, our team will inspect the accommodation. If no damage or rule violation is found, we will process the refund of your deposit. Refunds of the security deposit are typically issued within 7 business days of your check-out date and will be returned via the same payment method you used (unless otherwise arranged). Please note that if any damage or extra cleaning costs are identified, we may deduct the appropriate amount from your deposit. If the repair or replacement costs exceed the deposit amount, you will be responsible for covering the additional costs, but we will provide an itemized report of any such charges.

Cancellation Policy

We understand that plans can change, and we strive to be fair with our cancellation policy. The amount of refund you are eligible for depends on how far in advance you cancel your reservation:

  • 24 hours or more before check-in: Full refund (rental amount + security deposit).
  • Less than 24 hours before check-in: Rental amount is non-refundable; security deposit fully refundable.

Cancellation Procedure: To request a cancellation, you must notify us in writing through the designated channels—such as your guest account on the Rikal website or by contacting our customer service—as soon as possible. The effective cancellation date and time will be based on when we receive your request.

We will confirm receipt of your cancellation and inform you of the status of your request and any applicable refundable amount, as per our policy.

Any approved refund will be processed through the same payment method used at the time of booking. Please allow up to 10 business days for the refunded amount to appear in your account, depending on your card provider or bank.

If you do not receive the refund within this timeframe, please contact our customer service team for assistance.

Minimum Stay 

All our accommodation is subject to a minimum stay requirement. The minimum stay is 7 consecutive nights for any reservation. We do not accept bookings shorter than seven nights. This policy helps ensure a consistent experience for both guests and property owners. If you need accommodation for less than 7 days, please understand that you will still be charged for the 7-night minimum.

Usage Policy

We want all guests to have a comfortable and enjoyable stay. To ensure a pleasant experience for everyone, we ask you to follow these usage guidelines during your stay:

  • Quiet Enjoyment: Please keep noise levels to a minimum, especially during nighttime hours (e.g., after 10:00 PM and before 8:00 AM). Avoid any loud music, parties, or disturbances that might bother neighbors or others in the vicinity. We ask that you refrain from hosting parties or large gatherings at the property without prior approval, as these can cause noise and inconvenience to others.
  • No Disturbance: Be considerate of other residents and neighbors. Do not engage in behavior that is disruptive, illegal, or offensive. Respect the privacy and rights of others in the community. Any form of harassment or nuisance to neighbors is not allowed.
  • Legal and Appropriate Use: You must use the accommodation only for lawful, residential purposes. The property may not be used for any illegal activities. Guests are required to comply with all applicable laws and local regulations of Saudi Arabia, including public decency and safety laws, while on the premises.
  • No Commercial Activities: The accommodation is provided for your personal lodging use only. Using the property for commercial purposes (such as photo shoots, running a business, or ticketed events) is not permitted without our explicit written consent. Similarly, you may not list or rent out the unit to others (such as through Airbnb or other platforms) since sub-leasing is not allowed (see Guest Responsibilities below for more on subletting).
  • Care of the Property: Please treat the accommodation and all its contents with care. Use appliances, furniture, and other amenities as intended and in a safe manner. Do not remove any property items from the premises. We kindly ask that you keep the property reasonably clean and avoid any actions that could cause damage. If any accidental damage or breakage occurs, inform us immediately (so we can address it promptly and fairly).

By adhering to these guidelines, you help us maintain a high quality of service and ensure that the next guests will enjoy the property as much as you did. Failure to follow the above usage policies may result in additional charges, eviction, or other actions as outlined in these terms.

Guest Responsibilities

When you stay at a Rikal property, you agree to take on the following responsibilities to help maintain a safe and comfortable environment:

  • Cleanliness: Guests are expected to keep the rental unit in a reasonably clean condition during their stay. Please dispose of trash properly and use the appliances and facilities in a tidy manner. Upon check-out, the unit should be left in a generally clean state (for example, dishes washed, garbage taken out, and furniture roughly in the same position as you found it). Standard cleaning after your stay is provided, but if the unit is left excessively dirty or cluttered beyond normal use, an extra cleaning fee may be charged.
  • Reporting Issues: If you notice any maintenance problems, damage, or something not working correctly in the unit (such as an appliance malfunction or a utility outage), please inform us as soon as possible. Prompt reporting helps us fix issues quickly and ensures that you and future guests have a comfortable stay. We will address normal wear-and-tear issues at no cost to you, but any significant damage caused by you or your accompanying guests should be reported and may be deducted from your security deposit (as detailed in the Payment and Deposit section).
  • No Subletting: Your booking is personal to you, the guest who made the reservation. You may not sub-rent, sublease, or transfer the rental to any third party without our prior written consent. The named guest (or guests) on the reservation must be the ones occupying the property. It is not allowed to give the property to someone else, or to list it on other platforms for rent. This policy ensures accountability and is for safety and insurance reasons.
  • Guest Number and Eligibility: The number of people staying at the property must not exceed the number specified in your reservation (including adults and children). If you wish to add additional guests, you must request approval in advance, and additional charges or conditions may apply. The primary guest must be at least 18 years old (or a legal adult as per Saudi law) and is responsible for the conduct of all members of their group. We reserve the right to refuse entry or end the stay if unauthorized persons are found to be staying at the property.
  • Damages: As a guest, you are responsible for any damage you or your visitors cause to the property during your stay. This includes damage to furniture, appliances, fixtures, or any loss of items from the property. If damage occurs, please notify us immediately so we can assess it together. Repair or replacement costs for any damage beyond normal wear and tear may be deducted from your security deposit. If the cost of repairing damage exceeds the deposit, we will bill you for the difference and expect prompt payment. We will provide documentation (receipts or repair estimates) for any such charges. We do not charge for minor accidental breakage (for example, broken glass) as long as it is reported, but more significant damage will be taken seriously.
  • Personal Belongings: Please secure and take care of your personal belongings during your stay. Upon check-out, double-check that you have collected all of your items. Rikal is not responsible for any loss, theft, or items left behind after your stay (although if you happen to forget something, we will do our best to help you recover it).
  • Check-Out and Key Return: On your agreed check-out date (the end of your rental period), you are responsible for vacating the property on time. Please return all keys, access cards, or remote controls that were provided to you. If the property uses a smart lock or access code, note that it may be deactivated at the checkout time. Late check-outs must be approved in advance and may incur additional charges. When leaving, ensure that windows are closed, lights and electronics are turned off, and the door is locked. If you fail to return physical keys or access devices, or if you lose them, we may need to change the locks for safety; the cost of lock or key replacement may be deducted from your security deposit.

General Provisions

Finally, here are some general terms that apply to your use of our website and services, and your stay at Rikal properties:

  • Modification of Terms: Rikal reserves the right to update or modify these Terms and Conditions at any time. If we make changes, we will post the revised terms on our website and update the “last updated” date if applicable. It is your responsibility to review the terms periodically. However, we will do our best to inform you of major changes that could affect your rights or obligations. Continued use of our website or services after any changes signifies your acceptance of the updated terms.
  • Termination of Stay for Violations: We sincerely hope every guest enjoys their stay. However, if you violate these terms and conditions in a serious way, Rikal reserves the right to terminate your reservation and ask you to leave the property. Serious violations include but are not limited to causing significant damage, engaging in unlawful activities, or creating dangerous or extremely disruptive conditions. In the unfortunate event that we must end your stay early due to a breach of the terms, you may forfeit any refund for the remaining nights, and you may be held liable for any damage or costs resulting from your actions. We take this step only as a last resort to protect our property, staff, other guests, and neighbors.
  • Force Majeure: Rikal is not liable for events beyond our control that may affect your stay, such as natural disasters, acts of God, fire, flood, war, government regulations, pandemics, or other emergencies or unforeseen circumstances (commonly known as “force majeure” events). If such an event occurs and it becomes impossible or illegal to honor the booking, either party (you or us) may cancel the reservation. In case of cancellation due to a force majeure event, we will do our best to refund any amounts paid for unused nights or offer a suitable alternative arrangement, in accordance with applicable laws and regulations. Neither you nor Rikal will be considered in breach of these terms for canceling under these conditions, and neither party will hold the other liable for additional compensation due to the cancellation.
  • Governing Law and Dispute Resolution: These Terms and Conditions are governed by the laws of the Kingdom of Saudi Arabia. By using our services, you agree that any dispute or claim arising out of or in connection with these terms, the use of the website, or your stay, shall be subject to the jurisdiction of the competent courts in Saudi Arabia. We always encourage amicable resolution of any issues – if you have a dispute or complaint, please reach out to us first so we can try to resolve it together in good faith.
  • Language: These Terms and Conditions may be available in multiple languages. In case of any discrepancy or conflict between the English version and the Arabic version, the Arabic version shall prevail and be the binding version (as Arabic is the official language under Saudi law).
  • Customer Service and Support: Your experience is important to us. If you have any questions about these terms, need help with your reservation, or encounter any issues during your stay, please contact our customer service team. General Introduction (Applies to Both Parts)

Welcome to Rikal Stay. These Terms & Conditions (“Terms”) govern the relationship between users and Al Namu Al Thabet Real Estate Company (“Rikal Stay”, “we”, “us”) through rikalstay.com and related services.

These Terms are divided into two parts:

  • Part A — Owners: Applies to property owners who subscribe to our packages (Basic or Premium). This part is a binding contract once accepted online.
  • Part B — Guests: Applies to guests who book and stay in accommodations offered through Rikal Stay.

By using our platform, subscribing, or booking, you confirm that you have read, understood, and agree to the applicable part(s).

Part A — Property Owner Subscription & Exclusive Management Agreement

1) Parties

This Property Owner Subscription & Exclusive Management Agreement (“Agreement”) is between:

  • Al Namu Al Thabet Real Estate Company (CR 1009033398) (“Rikal Stay”), and
  • The owner (or authorized representative) registering and subscribing via rikalstay.com (“Owner”, “you”).

2) Definitions

  • Unit / Property: The furnished unit(s) registered by the Owner.
  • Basic Plan / Premium Plan: The subscription packages defined in Section 5.
  • Channels: Platforms where the unit may be marketed/managed (e.g., Airbnb, Booking.com, Google Accommodation, RikalStay.com).
  • Booking Revenue: Rental amounts received for bookings, excluding refunds/chargebacks.
  • Payout: Amount transferred to Owner after booking revenue is received, subject to permitted deductions in this Agreement.

3) Appointment & Exclusive Management

3.1 Exclusive Appointment: The Owner grants Rikal Stay exclusive management and marketing rights for the Unit during the subscription term.
3.2 Exclusivity Scope: The Owner must not list, market, rent, or distribute the Unit through any other operator, agent, or platform (directly or indirectly) without Rikal Stay’s written approval.
3.3 Authority: Owner authorizes Rikal Stay to create/edit listings, publish content, coordinate bookings, communicate with guests, coordinate check-in/out, and manage calendars across Channels as needed to deliver the subscribed services.

4) Term, Activation, and Online Acceptance

4.1 This Agreement becomes effective when the Owner clicks “I Agree” and completes subscription payment.
4.2 The term is monthly or annual depending on billing selection and renews automatically unless canceled as described in Section 12.

5) Plans, Scope & Eligibility

5.1 Basic Plan

Pricing:

  • SAR 399 / month (annual billing)
    before the end of the annual term, Rikal Stay will recalculate the used months at the monthly billing rate of SAR 499 per month for each month used. Any resulting difference will be deducted from the Owner’s payable amounts (if any), or billed to the Owner for immediate payment.
  • SAR 499 / month (monthly billing)
    All Prices not included VAT (15%)

Included Services:

  • Listing management on Airbnb, Booking.com, Google Accommodation, and RikalStay.com
  • Guest check-in and check-out coordination
  • 24/7 guest support & live performance dashboard
  • Unique guest access credentials (where supported) for security
  • Complimentary 30-minute consultation
  • Listing content review by marketing team
  • Local area recommendations for guests
  • Operational guidelines for smooth hosting

5.2 Premium Plan

Pricing: SAR 1,899 / month (custom pricing available upon request) VAT (15%) not included
Minimum Stay: 5 nights
Availability: Riyadh only

Included Services:

  • Everything in the Basic Plan
  • Professional cleaning service (as part of operations)
  • Fully managed end-to-end operations

5.3 Service Updates

Rikal Stay may enhance or update service processes over time. Any material change that reduces paid services will be applied only at renewal or replaced with an equivalent alternative.

6) Owner Duties & Property Compliance

Owner represents and warrants that:
6.1 The Owner is the legal owner or has documented authority to rent/operate the Unit.
6.2 The Unit complies with all applicable Saudi laws, building rules, HOA/community rules, civil defense/safety requirements, and any tourism licensing requirements applicable to the Unit category.
6.3 The Owner will provide accurate property details, bank details, and documents, and update them promptly if changed.
6.4 The Unit will be delivered and maintained in guest-ready condition (safe, clean, and functional utilities/appliances).

7) Pricing Control & Promotions (Owner Choice)

7.1 Pricing Options: The Owner must choose one of the following pricing models:

  • Option (A): Owner Sets Price: Owner defines nightly/weekly/monthly pricing and any seasonal changes. Rikal Stay executes and may recommend improvements.
  • Option (B): Rikal Stay Optimizes Price: Rikal Stay sets and optimizes pricing to improve occupancy and revenue performance.

7.2 Promotions & Discounts: Regardless of the chosen model, Owner acknowledges that Rikal Stay may apply reasonable promotions and discount strategies to increase occupancy and overall profitability, provided they align with the chosen pricing option and market practice.

8) Revenue Collection, Payouts, and Deductions

8.1 Subscription-Only Model: Rikal Stay’s compensation is the subscription fee. We do not charge a management percentage (unless later agreed in writing).
8.2 Payout Timing: Payouts are processed after booking funds are received from Channels and are typically transferred within a reasonable processing time based on channel and bank cycles.
8.3 Bank Transfer Fees: If the Owner’s receiving bank is not Al Rajhi Bank, the bank transfer fee may be deducted from the payout.
8.4 Premium Expenses (With Written Approval): For Premium Plan, if any operational expenses arise after written agreement/approval from Owner (e.g., additional services requested by Owner), Rikal Stay may deduct approved amounts from payouts or invoice the Owner.

8.5 Channel Fees (Third-Party Platform Fees): The Owner acknowledges and agrees that any fees charged by booking channels / third-party platforms (including, without limitation, platform commissions, collection fees, payment processing fees, or similar charges) are not borne by Rikal Stay. Such fees may be deducted in accordance with the applicable channel’s policies and may reduce the net booking amount before Owner payouts are processed.

9) Cleaning & Additional Cleaning Fees

9.1 Premium Cleaning: Premium includes professional cleaning as part of operations (subject to reasonable use).
9.2 Additional Cleaning Requests: If Owner requests extra cleaning (Premium only) or Guest requests extra cleaning, it is an additional charge.
9.3 Who Pays: The party who requests the extra cleaning pays (Owner if Owner-requested; Guest if Guest-requested).

10) Maintenance Policy

10.1 Light Maintenance: Rikal Stay may coordinate and/or perform light maintenance when operationally needed.
10.2 Premium Maintenance Costs: For Premium Plan only, the Owner is responsible for maintenance expenses and repair costs. Rikal Stay will proceed only with Owner approval in writing, except in emergencies where delay could cause harm, safety risk, or major damage (e.g., water leak).
10.3 Owner Responsibility: Owner remains responsible for major repairs, replacements, and structural/building-level issues.

11) Access, Keys, and Security

11.1 Owner will provide access needed to operate the Unit (keys/cards/codes) and authorizes Rikal Stay to manage guest access credentials.
11.2 Owner must not change locks/codes or disable access without notifying Rikal Stay, especially during active bookings.

12) Cancellation, Suspension, and Termination (Owner Side)

12.1 Owner Cancellation of Subscription: Owner may cancel subscription; cancellation takes effect at the end of the current paid period unless otherwise required by law.
12.2 Confirmed Bookings: Owner must not cancel or block confirmed reservations without valid reason. Unjustified cancellations may expose Owner to guest refunds and costs.
12.3 Rikal Stay Suspension/Termination: Rikal Stay may suspend/terminate the Agreement if:

  • Owner breaches exclusivity,
  • Owner fails to pay subscription,
  • Unit is unsafe/non-compliant,
  • Repeated severe guest complaints occur,
  • Fraud/misrepresentation is found.

13) Liability, Disclaimers, and Indemnity

13.1 No Revenue Guarantee: Rikal Stay does not guarantee occupancy, booking volume, or income. Results depend on demand, seasonality, pricing, and property condition.
13.2 Limitation of Liability: To the maximum extent permitted under Saudi law, Rikal Stay is not liable for indirect or consequential losses (lost profits, reputational loss).
13.3 Owner Indemnity: Owner agrees to indemnify Rikal Stay against claims arising from the Owner’s breach, ownership disputes, or non-compliance with laws/building rules.

14) Force Majeure

Neither party is liable for failure to perform due to events beyond reasonable control (e.g., natural disasters, government actions, emergencies, pandemics). Parties will act in good faith to minimize impact and comply with applicable Saudi laws.

15) Governing Law & Disputes

This Agreement is governed by the laws of Saudi Arabia. Any disputes shall be subject to the jurisdiction of the competent courts in Saudi Arabia.

16) Language

If these Terms are provided in more than one language, Arabic shall prevail in case of any inconsistency.

17) Acceptance & Electronic Contracting

By clicking “I Agree” during subscription, the Owner:

  • acknowledges this is a legally binding contract,
  • accepts electronic contracting and notices, and
  • agrees to all terms herein.

Part B – Guest Terms & Conditions (Rikal Stay)

1) Payment and Security Deposit

Security Deposit: A refundable deposit equal to 5% of the total rental value is required to cover damage, missing items, or extra charges (e.g., excessive cleaning). Normal wear and tear is not charged.
Payment: Full rental amount must be paid in advance using available electronic payment methods in SAR.
Deposit Refund: After check-out inspection, refunds are typically processed within 7 business days to the same payment method (unless otherwise arranged). Deductions may apply with an itemized report. If costs exceed the deposit, the guest must pay the difference.

2) Cancellation Policy

  • 48 hours or more before check-in: Full refund (rental amount + deposit).
  • Less than 48 hours before check-in: Rental amount is non-refundable; deposit is fully refundable.

How to Cancel: You must notify us in writing through your guest account or customer support. Refunds are processed to the original payment method; allow up to 7 business days depending on bank/card processing.

3) Usage Policy

Guests must follow these rules:

  • Quiet Enjoyment: No loud noise, especially 10:00 PM–8:00 AM. No parties/large gatherings without prior approval.
  • No Disturbance: No disruptive, illegal, or offensive behavior. Respect neighbors and community rules.
  • Legal Use Only: Residential lodging only; comply with Saudi laws and local regulations.
  • No Commercial Activities: No business use, ticketed events, or commercial photography without written consent.
  • Care of Property: Treat furniture/appliances carefully; do not remove items; report accidental damage promptly.

Violations may lead to extra charges, eviction, and/or termination of the stay.

4) Guest Responsibilities

  • Cleanliness: Keep the unit reasonably clean. Excessive mess may incur extra cleaning fees.
  • Reporting Issues: Report any damage or malfunction promptly.
  • No Subletting: Booking is personal and cannot be transferred or re-rented without written consent.
  • Occupancy Limits: Do not exceed the number of guests on the reservation. The primary guest must be 18+ and responsible for the group.
  • Damages: Guest is responsible for damage beyond normal wear and tear; costs may be deducted from the deposit and supported with documentation.
  • Personal Belongings: Guest is responsible for personal items; we are not liable for loss/theft/left items (we will try to assist recovery if possible).
  • Check-Out & Key Return: Leave on time; return keys/cards/remotes; lost access may require lock changes and fees; late check-out needs approval and may incur charges.

5) Additional Cleaning Requests

If extra cleaning is requested by the guest, it is an additional charge payable by the guest.

6) General Provisions

  • Modification of Terms: Terms may be updated; continued use indicates acceptance of updates.
  • Termination for Violations: Serious breaches can result in early termination without refund for remaining nights and liability for costs.
  • Force Majeure: Events beyond control may affect bookings; cancellations and refunds handled in line with applicable laws.
  • Governing Law & Disputes: Saudi law; competent Saudi courts.
